| The Route 1 Sector Plan contains recommendations for the development of
the downtown area of College Park, the East Campus District of the
University of Maryland, and the commercial corridor of Baltimore Avenue. |

| It defines the procedures and strategies for transforming U.S. Route 1 into
a pedestrian-friendly, aesthetically pleasing, mixed-use environment. |

| The City of College Park approved in 2002 a Sector Plan that created a vision
for the improvement of the Route 1 corridor. As it became evident that this
vision was not being realized, the City sought assistance from the US
EPA Smart Growth Implementation Assistance Program. The EPA team
subsequently recommended options to consider to achieve the Main Street
vision for US Route 1. |
