| Market research is available on Student Housing - In spring 2005, the
University of Maryland College Park (UM) retained Anderson Strickler, LLC
(ASL) to conduct a student housing market and feasibility study to gauge
unmet demand for undergraduate housing, to find out if UM was offering
undergraduates desirable unit types, and to explore the demand for graduate
housing. |

| The market study included a graduate school peer analysis, student focus
groups, a rental market analysis, student survey and housing demand analysis.
Financial proformas were developed for the construction of new housing. |

| As a result of this study, ASL estimated that there is demand for approximately
1,870 additional beds of undergraduate housing and 830 beds of graduate
housing. |

| The University commissioned a market analysis to study the real
estate, retail, and demographics associated with the East Campus
Redevelopment site. Economic Research Associates provided its
data and recommendations on September 26, 2006. |
